Chapter 10: The Property in France

For almost a full minute, I couldn't speak.

I stared at the photograph Vanessa had sent.

The document appeared to be a property transfer agreement involving a villa in Saint-Tropez, France.

The seller was Richard Hayes.

The buyer was Hayes Strategic Holdings.

The purchase price was one dollar.

And at the bottom of the document was a signature that supposedly belonged to me.

Michael took the phone from my hand and enlarged the photograph.

"Do you recognize this property?""

"No.""

"Have you ever authorized your company to purchase real estate in France?""

"Never.""

He studied the document.

"Then we need to establish whether this transfer was actually registered.""

I looked at him.

"What happens if it was?""

"That depends on the ownership structure, the jurisdiction, and whether the documents are genuine. But if your father used fabricated authorization to transfer an asset, that's extremely serious.""

I called Vanessa.

"Where did you get this photograph?""

"From Dad's cabinet. I took it before he came back into the study.""

"Do you have the original?""

"No. He locked everything away again.""

"Did you see any other documents?""

"Yes. There was a folder marked Mediterranean Holdings. It had bank statements and contracts.""

"What's Mediterranean Holdings?""

"I don't know.""

I took a breath.

"Vanessa, listen carefully. Don't go back to the house.""

"I'm not planning to.""

"Send everything you photographed to Michael. Don't alter anything.""

She hesitated.

"Daniel, there's something I haven't told you.""

"What?""

"Mom knew about the French property.""

I looked at Michael.

"How do you know?""

"Her signature was on another document. She was supposed to be a witness.""

I closed my eyes.

My mother had told me she knew nothing about the secret account.

Now Vanessa was saying she had signed property documents.

"Did Mom know it was being transferred to my company?""

"I think so.""

"Why?""

Vanessa's voice broke.

"Because I heard them arguing about it last month. Dad said the property belonged to him, but Mom said it had been bought with money from your company.""

I looked at the transfer agreement again.

"Was she angry?""

"She was scared.""

"Of what?""

"I don't know. Dad told her she had no choice.""

The call ended.

Michael immediately began contacting the relevant professionals.

He requested a title search through local counsel in France, asked the bank to preserve the account records, and instructed the company's accountant to trace every payment associated with the property.

Then he turned toward me.

"Daniel, I need to ask you something.""

"Go ahead.""

"Did you ever provide your father with copies of your identification, company incorporation documents, or signature samples?""

"Of course. He was involved in the original restructuring.""

"That could explain how he obtained the documents.""

I sat down.

Ten years earlier, I had trusted him with everything.

My financial records.

My company documents.

My passwords.

Even the original agreements that established my ownership.

I had never imagined he might use that access against me.

At 9:15 p.m., Michael received a preliminary response from the French property lawyer.

He read the email twice.

Then he looked at me.

"The villa exists.""

I leaned forward.

"And?""

"According to the preliminary registry search, it was purchased eighteen months ago.""

"By whom?""

"Your father originally acquired it through a separate holding company. Several months later, the ownership was apparently transferred to Hayes Strategic Holdings.""

I stared at him.

"At what price?""

"One euro.""

I laughed bitterly.

"Of course.""

"But here's the important part. The acquisition funds didn't come from your father's personal account.""

"Where did they come from?""

Michael turned his laptop toward me.

There were three transactions listed.

The first came from the operating company.

The second came from the mysterious private account.

The third came from an account associated with my investment company.

I stared at the figures.

The total was more than $1.2 million.

"That's my money.""

"Some of it appears to have originated from your company's accounts.""

"How could he buy a property with my money and put it in my company's name without telling me?""

"That's exactly what the investigation needs to establish.""

I stood up and walked away from the table.

My father had been presenting himself as a wealthy businessman for years.

But now I was beginning to understand that his lifestyle wasn't simply financed by my generosity.

He might have been building an entirely separate financial structure using my assets.

And the Mediterranean vacation might have been designed to make the money disappear into legitimate-looking travel expenses.

At 10:02 p.m., my mother called.

I answered.

"Daniel?""

"Yes.""

She was crying.

"Your father says you're trying to take his house away.""

"I'm trying to find out why he transferred a property using my company's name.""

There was a pause.

Then she whispered:

"Please don't involve the police.""

I closed my eyes.

"Mom, did you know about the villa?""

"I knew he had bought something in France.""

"With whose money?""

"He told me it was an investment.""

"Did you sign any documents?""

She started crying harder.

"Daniel, I didn't understand everything.""

"That's not an answer.""

"He said the documents were for tax purposes.""

"Did you sign them?""

A long silence followed.

Then she said:

"Yes.""

I felt my chest tighten.

"Why?""

"Because he told me it was necessary.""

"Did he tell you the property was being transferred into my company?""

"He said it was temporary.""

"Temporary?""

"He said he was protecting the family assets.""

I looked at Michael.

He was writing everything down.

"Mom, did Dad tell you about the bank application?""

"He said you had approved it.""

"I didn't.""

"I know that now.""

"Why?""

Her voice broke.

"Because I saw the original papers. Your signature wasn't there when he first showed me.""

I went completely still.

"What do you mean?""

"He said he would add it later.""

I stared at the wall.

My father hadn't simply forged a signature.

According to my mother, he had openly discussed adding it after the fact.

"Mom, do you still have those papers?""

"No.""

"Where are they?""

"He keeps them in his study.""

I took a slow breath.

"Mom, you need to tell Michael everything you remember.""

She began sobbing.

"I never thought he'd do this to you.""

I didn't know what to say.

Because I had spent ten years thinking the same thing.

At 11:26 p.m., Michael received another email.

The French lawyer had located a related company registered in Monaco.

Its name was Mediterranean Holdings SARL.

The directors included Richard Hayes and a corporate nominee.

But the beneficial ownership documents contained another name.

Vanessa Hayes.

I stared at the screen.

My sister wasn't simply receiving money.

She was listed as an owner of the company holding the property.

Michael looked at me.

"This could explain the transfers.""

I shook my head.

"Why would Dad put Vanessa's name on it?""

"Perhaps to separate the asset from the operating company. We need to see the full structure.""

My phone vibrated.

Vanessa had sent another message.

*Vanessa:* Daniel, Dad just called me. He said if I don't tell you I made up the documents, he'll make sure I lose everything.

I stared at the message.

Then another arrived.

*Vanessa:* He also said the villa was never supposed to be yours.

I looked up.

Michael was waiting.

"What's wrong?""

I handed him the phone.

He read the messages.

Then he said quietly:

"Daniel, I think your father has been preparing for this confrontation for a long time.""

May you like

And for the first time, I wondered whether the vacation had ever been the real prize.

Perhaps it had simply been the distraction.
