Chapter 12: The Family Meeting That Changed Everything

By Wednesday morning, I had made a decision.

I wasn't going to have another private conversation with Harper.

Not another phone call where she raised her voice, blamed misunderstandings, or insisted she was acting in everyone's best interests.

If she wanted to explain herself, she could do it in front of the people whose names had appeared in the documents.

Samuel agreed to arrange a formal meeting at his office.

He invited Harper and Richard through their attorneys.

Catherine was also invited because her name appeared in several communications concerning the condo.

Daniel would attend as well.

I knew it wouldn't be pleasant.

But I was finished allowing important conversations to happen behind closed doors.

At 10:00, I arrived with Samuel.

Daniel was already waiting.

He looked at me.

"Are you sure you want to do this?""

I nodded.

"I've been sure since Friday.""

He held the door open.

Inside, Samuel had arranged several folders on the conference table.

One contained the original family-use agreement.

Another contained the rental records.

A third contained the unauthorized authorization request.

The final folder contained the financial documents.

I sat at the head of the table.

For once, nobody was going to tell me where I belonged.

At 10:18, Harper arrived.

She wore a cream-colored jacket and carried a large handbag.

Richard followed her.

Catherine came last.

Harper looked at me and sighed.

"Barbara, I really wish we could have handled this privately.""

I didn't respond.

Samuel gestured toward the chairs.

"Please sit.""

Harper remained standing.

"Before we start, I want everyone to understand that this has been blown completely out of proportion.""

Samuel opened the first folder.

"Then this should be straightforward.""

Richard leaned back.

"We're all family here. I don't see why we need to turn every conversation into a legal proceeding.""

Samuel looked at him.

"Because money was collected from third parties using property that did not belong to you.""

Richard's expression hardened.

"That's an accusation.""

"It's supported by payment records.""

Harper crossed her arms.

"We were managing the condo.""

I spoke for the first time.

"No, you weren't.""

She looked at me.

"Barbara—"

"You were using it.""

She rolled her eyes.

"We were helping you generate income.""

"Without my permission.""

"You never used it most of the year!""

"That didn't make it yours.""

Catherine shifted uncomfortably.

Richard tapped the table.

"Let's stay focused.""

Samuel placed the rental summary in front of them.

"Seven confirmed unauthorized stays. Additional reservations remain under investigation. Current documented payments total more than eighty thousand dollars.""

Harper looked at the paper.

"That number is wrong.""

"Which transactions are incorrect?""

She didn't answer.

Richard spoke instead.

"Some of that money went toward expenses.""

"Which expenses?"" Samuel asked.

"Cleaning, maintenance, coordination.""

"Do you have receipts?""

Richard hesitated.

"Of course.""

"Then please provide them.""

He looked away.

Samuel continued.

"Did you obtain written permission from Barbara Mitchell to rent Unit 604?""

Harper answered immediately.

"She gave us family access.""

"That wasn't the question.""

"She knew we used the condo.""

"Did she authorize commercial rentals?""

Harper glanced at Richard.

Then she said, "No formal agreement was necessary.""

Samuel opened the next folder.

"Your own proposed management agreement states that the owner must approve the arrangement in writing.""

Harper's cheeks reddened.

"That was a draft.""

"Correct. And it was never approved.""

Richard leaned forward.

"Look, we can settle this. There's no need to make it ugly.""

I looked at him.

"How much of the money are you willing to return?""

He blinked.

"Excuse me?""

"How much?""

He looked toward Harper.

"That's not how this works.""

I nodded.

"Then we have nothing to discuss.""

Harper suddenly leaned forward.

"Barbara, you're being vindictive.""

I stared at her.

"Vindictive?""

"Yes. You're trying to destroy my father's business because you didn't like being asked to share the condo.""

I almost laughed.

"Harper, you collected money from strangers, tried to change my property records, and presented an unauthorized sale agreement. This meeting isn't about sharing.""

She shook her head.

"You don't understand what we were trying to accomplish.""

"Then explain it.""

She looked at Richard.

He gave her a small warning glance.

But she continued.

"We were building something for the family.""

"What?""

"A vacation rental business. Dad had the experience. I had the connections. Your condo was the perfect starting point.""

"And what was I supposed to get?""

"Your property would generate income.""

"How much?""

She hesitated.

"That's not the point.""

"It is to me.""

Richard interrupted.

"We intended to make you an offer eventually.""

I stared at him.

"An offer?""

"Yes. A fair offer.""

"After advertising my property without permission?""

He spread his hands.

"We were establishing market interest.""

Samuel placed the purchase agreement on the table.

"At $465,000?""

Richard looked at it.

"That was preliminary.""

"The property was valued considerably higher.""

"Values fluctuate.""

I leaned forward.

"Did you believe I would accept less than market value because you had already collected deposits?""

Nobody answered.

Then Daniel spoke.

"Why did you use my name?""

Harper turned toward him.

"Daniel, please.""

"No. Answer me.""

"We needed a temporary account.""

"You opened a bank account using my information.""

"Because you wouldn't have objected if I had explained.""

"You never asked!""

Her voice rose.

"I was trying to protect our future!""

Daniel shook his head.

"By putting my name on money I knew nothing about?""

Richard interrupted.

"Your marriage is between you two. Don't bring me into it.""

Daniel turned toward him.

"You used my identity to move thirty-two thousand dollars into your own account.""

Richard's expression changed.

"That's not what happened.""

"Then explain the bank records.""

Richard looked at Samuel.

"Those records are confidential.""

Samuel replied calmly.

"They were obtained through the bank's fraud investigation and will be handled through the appropriate legal process.""

Catherine finally spoke.

"Richard, what is going on?""

He turned sharply.

"Not now.""

"No. I want to know.""

She looked at Harper.

"Did you tell me the condo belonged to your family?""

Harper stared at her mother.

"I said we had access.""

"You said Barbara was planning to sell.""

"I thought she would.""

Catherine lowered her eyes.

For the first time, she looked genuinely shocked.

I turned toward her.

"Catherine, did you know strangers were paying to stay in my home?""

She shook her head.

"I knew some people had visited. I didn't know about the money.""

"Did you know your husband was involved in the proposed sale?""

She looked at Richard.

He said nothing.

Her eyes filled.

"Richard?""

He finally spoke.

"I was trying to create an opportunity.""

Catherine shook her head.

"You told me Barbara had agreed.""

I looked at Samuel.

He made a note.

Harper suddenly stood.

"This is ridiculous. I'm not sitting here while everyone attacks my family.""

Samuel remained seated.

"You're welcome to leave. The documents will be sent to your attorney.""

She grabbed her handbag.

Then she turned toward me.

"Barbara, you need to think about the grandchildren.""

I felt my stomach tighten.

There it was again.

The threat wrapped in a family obligation.

She continued.

"They love you. Do you really want them growing up knowing you destroyed their family over money?""

I stood.

"Don't use my grandchildren to excuse what you've done.""

"I'm not!""

"Then stop bringing them into a discussion about unauthorized financial transactions.""

She looked furious.

"You'll regret this.""

I met her eyes.

"No, Harper. I regret the years I spent being afraid to say no.""

She opened her mouth.

But Samuel interrupted.

"Before anyone leaves, there is one final document.""

He removed a certified copy of Frank's trust agreement.

He placed it in front of Richard.

"This establishes Barbara's authority as sole trustee and beneficiary. It also confirms that the property cannot be transferred through the proposed management arrangement.""

Richard stared at it.

For the first time that morning, he looked genuinely uncertain.

Then he said something I will never forget.

"Frank shouldn't have done that.""

I looked at him.

"What?""

Richard realized his mistake.

He quickly corrected himself.

"I mean, the arrangement makes the business difficult.""

Samuel leaned forward.

"How did you know Frank had executed this trust?""

Richard said nothing.

I watched his face.

Then I asked quietly:

"Did you know about the trust before Frank died?""

He looked at me.

A long silence followed.

Finally, he said, "Frank told me he had other plans.""

Daniel stood.

"What other plans?""

Richard rubbed his jaw.

"He didn't want us involved.""

"Then why did you keep pursuing the condo?""

Richard looked toward the door.

"Because the arrangement was supposed to be temporary.""

Samuel's eyes narrowed.

"What arrangement?""

Richard looked at Harper.

She was shaking her head.

But it was too late.

Richard had already started speaking.

"Frank had agreed to let us manage the property after his death.""

I stared at him.

"That's a lie.""

"He told me we could discuss it.""

"Did he sign anything?""

Richard didn't answer.

Samuel opened the trust agreement again.

"Mr. Collins, we have documentation showing Frank explicitly refused commercial management.""

Richard's jaw tightened.

"Then you don't have the whole story.""

I looked at him.

"What story?""

He slowly stood.

"The story about what Frank actually promised me.""

Then he picked up his briefcase and walked out.

Catherine remained seated.

Harper stared at the table.

Daniel looked at me.

And I realized that the meeting had uncovered something much more important than the money.

Richard knew about Frank's final decisions.

He knew about the trust.

And he had continued pursuing the condo anyway.

As Samuel began gathering the documents, Catherine quietly approached me.

"Barbara, may I speak to you privately?""

I nodded.

She waited until the others had stepped away.

Then she reached into her handbag and removed a small envelope.

"I think you should see this.""

I looked at it.

"What is it?""

Catherine's eyes filled.

"Something Richard kept hidden from Harper. I found it in his office last night.""

I opened the envelope.

Inside was a letter from Frank.

It was dated two weeks before his final hospitalization.

I recognized the handwriting.

But it was the final paragraph that made my knees feel weak.

Frank had written:

Richard, if you continue pursuing this property after my death, I will make sure Barbara knows exactly what happened to the money you borrowed from us.

I looked up at Catherine.

"What money?""

She swallowed.

"Forty thousand dollars.""

May you like

Then she whispered:

"Richard borrowed it from Frank. And I don't think he ever paid it back.""
